EPDM has been on commercial roofs for over sixty years, and some of the originals are still working. It’s the most forgiving, most repairable membrane there is — if its seams and terminations get the attention they need.

What EPDM is — and how it works.
EPDM is a synthetic rubber sheet — ballasted, fully adhered, or mechanically fastened — with seams joined by seam tape (modern) or liquid adhesive (older systems). The membrane itself ages remarkably slowly; sixty-year-old EPDM fields still test sound.
The system’s story is at its seams and edges: adhesive-seamed roofs from earlier eras eventually let go, and membrane shrinkage pulls at wall flashings and corners. Both are findable early and repairable cheaply — which is why EPDM rewards a maintenance program more than any other membrane.

Rock-ballasted EPDM can’t be infrared-scanned reliably; we use impedance or capacitance survey instead — and tell you so up front.
On ballasted EPDM we’ll tell you plainly: infrared has limits there. We map moisture with the right instrument instead — the answer matters more than the tool.

How long does an EPDM roof really last?
Well-maintained EPDM regularly reaches 30+ years, and the field membrane often outlives its seams and flashings. The honest answer comes from a seam survey and moisture map — age alone doesn’t condemn EPDM.
Can you find leaks under a ballasted EPDM roof?
Yes — but not with infrared; the rock masks the thermal signal, and we’d rather tell you that than sell you a pretty picture. Impedance scanning and gridded coring map moisture under ballast reliably.
Should I coat my black EPDM roof white?
If the membrane is sound and dry, a reflective coating cuts summer heat load and adds warranted years — strongest math in Texas. If it’s wet underneath, coating seals the problem in, which is why qualification testing comes first.
