Services · LionCare · Preventative maintenance program
Commercial roof maintenance: the highest-return dollars you’ll spend on your building.
Industry studies are consistent on this point: proactively maintained commercial roofs cost roughly half as much per square foot per year as reactively managed ones, and they last significantly longer. A maintenance program isn’t a service contract — it’s the difference between managing an asset and gambling on one.
Schedule My Free Roof Assessment01 · The alternative
Reactive roofing is a strategy. Just an expensive one.
Skip maintenance and you haven’t avoided the cost — you’ve deferred it at interest. Every one of these starts as a line item under $500 and ends as one over $50,000:
Small membrane punctures
Saturated insulation
Clogged drains
Ponding, added structural load, and accelerated membrane aging
A missing bead of sealant at a termination bar
A soaked wall cavity
The only variable is whether anyone was looking.
02 · The program
Why buildings join LionCare.
LionCare is Lionstar’s proactive maintenance program, designed to stop small problems before they become capital expenditures. We don’t just look at your roof — we work it: drainage flowing, minor repairs completed, flashings sealed, warranty intact.
Priority status
Front of the line, 24/7
When a roofing emergency hits, LionCare members are moved to the front of the line — with guaranteed 24-hour response for emergencies.
Warranty compliance
The paperwork is handled
Most manufacturers — Elevate/Firestone, Carlisle, GAF — can void warranties if annual maintenance isn’t documented. We handle that paperwork for you.
Budget certainty
No surprise repair bills
Small deficiencies are fixed during the visit at no extra cost — they never get the chance to grow into invoices.
Extended lifespan
5–10 more serviceable years
Industry data and manufacturer studies consistently put the extension at 5–10 years for well-maintained low-slope systems. Dry roofs age slowly.
The LionCare Credit
Your maintenance dollars come back.
100% of your annual LionCare payments are credited back to you if you hire us for a full roof replacement, recover, retrofit, or restoration coating. Maintain with us, and the program effectively pays for itself.
03 · The scope
What a Lionstar maintenance program includes.
Every visit works the roof — inspection, housekeeping, minor repairs, and documentation in one pass.
Annual (Spring) or Semi-Annual (Spring & Fall)Two scheduled inspections per year — spring (post freeze-thaw) and fall (pre-winter), the two moments that matter most in Midwest and Texas climates alike
Drain, scupper, and gutter clearing — the single most common cause of preventable roof damage
Seam, flashing, penetration, and sealant inspection with immediate minor repairs performed on the spot
Debris removal and housekeeping around rooftop equipment
Photo-documented condition report after every visit, building a dated history of your roof
Post-storm damage checks after qualifying hail or wind events in your area
Priority emergency response — program members go to the front of the line, 24/7
Optional annual infrared scan tier, so moisture trends are caught between visits
04 · The protocol
The 20-point inspection protocol.
We inspect every square foot, not just the problem areas — and your report covers all twenty points, every visit.

Clean & Clear protocol
Water is the enemy — we make sure it leaves your roof. Incidental debris removed, and every drain dome, scupper, and gutter way cleaned to prevent ponding.
Preventative repairs — included
Unlike inspections that just tell you about problems, we fix the small ones on the spot: pitch pockets topped off, termination bars and counter-flashings caulked, drain bolts and coping screws re-secured.
05 · The paper trail
Your warranty depends on this.
Most manufacturer warranties require documented periodic maintenance — and claims are routinely reduced or denied when an owner can’t produce records. Our program satisfies those requirements automatically: every visit is logged, photographed, and archived.
If you ever need to make a claim, your documentation is already sitting in a folder with dates on it.
The LionCare Report Digital · within 7 days
- “Before & after” photos of cleaning and repairs
- Red / Yellow / Green assessment of roof zones
- Budget forecasts for future capital repairs, if needed
- Every visit logged, photographed, and archived
06 · The long game
Maintenance feeds the plan.
Every inspection updates your roof’s condition history, and that history feeds your capital plan. Members see repair frequency by section, watch condition trends over time, and get replacement forecasts years in advance — which means roofing moves out of the emergency column and into the budget, where it belongs.
07 · Questions
Frequently asked questions.
What owners and facility teams ask before joining LionCare.
What does a maintenance program cost?
Programs are priced per roof based on area, system type, and rooftop equipment density, quoted as a flat annual figure. For most buildings it’s comparable to a single modest emergency repair — per year, for the whole program.
We have an in-house facilities team. Why add this?
Your team is on that roof for HVAC, not for roofing forensics. We handle the specialized inspection, documentation, and warranty compliance; your team gets a clear report and stops inheriting mystery leaks. Most of our best programs run alongside strong in-house teams.
Can you take over maintenance on a roof another contractor installed?
Yes. We maintain roofs of every age and origin. The first visit establishes a documented baseline — including, if you choose, an infrared scan — and the program builds from there.
Does maintenance really extend roof life?
Yes — industry data and manufacturer studies consistently put the extension at 5–10 years for well-maintained low-slope systems. Mechanically, it’s simple: small defects get corrected before they admit water, and the insulation stays dry. Dry roofs age slowly.
