Services · Roof asset management & CAPEX planning
Roof asset management: your roof, on a budget line instead of a prayer.
Roofs are among the largest capital assets on any commercial building — and at most organizations, the only major asset managed by waiting for it to fail. Lionstar’s asset management program replaces that with what your CFO already expects for every other asset class: measured condition, forecast life, and a funded plan.
Schedule My Free Roof Assessment01 · The status quo
The problem with how roofing budgets get made.
A typical sequence — and everyone loses, including the contractor relationship, which is now adversarial:
A leak appears in Q3
An emergency repair eats the maintenance budget
A contractor quotes a full replacement ‘while we’re at it’
Finance gets asked for seven figures with three weeks’ notice and no independent evidence
The alternative isn’t complicated. It’s the same discipline you apply to HVAC, fleets, and parking structures: know the condition, forecast the spend, phase the work.
02 · The program
What the program includes.
Five components that turn inspections into a funded, phased plan.
The condition baseline · the data layer under the plan
Roof asset registry
Every roof section documented: system type, age, area, insulation, deck, warranty status, and repair history — one source of truth, whether you own one building or two hundred.
Condition baseline
Infrared scan and physical inspection establish a condition rating and verified moisture map for every section. This is the data layer everything else stands on.
Remaining service life forecasting
Each section gets a projected service life based on system, condition, moisture, and exposure — updated at every subsequent inspection, so forecasts get sharper every year.
The 1-, 3-, and 5-year capital plan
Work is sequenced by urgency and return: what must happen this year, what should be budgeted for years two and three, and what’s forecast beyond. Each line carries a budget range, so the roofing plan drops directly into your capital planning cycle. No surprises left.
Annual re-scan and plan update
Conditions change; the plan changes with them. Annual scans catch new moisture while it’s still a repair, verify completed work, and roll the plan forward a year.
03 · The audience
Who this is built for.
Predictable, defensible spend
Tired of defending emergency spend they couldn’t have predicted.
Roofing inside the process
Who want roofing inside the capital planning process, with evidence attached.
A defensible plan
Who need to show owners and boards a defensible plan, not a contractor’s opinion.
One data standard
Standardizing roof data across dozens or hundreds of assets — see National Accounts.
04 · Questions
Frequently asked questions.
What portfolio teams ask before piloting the program.
Do you self-perform work nationwide?
We self-perform across our Midwest and Texas regions. Elsewhere, work runs through our vetted, manufacturer-certified partner network under Lionstar scopes and quality control — with our team inspecting and signing off. The standard is identical either way; that’s the point of the program.
Can we start with a subset of the portfolio?
Most clients do. A pilot tranche — often the ten most uncertain roofs — proves the reporting standard and the economics before the program scales to the full portfolio.
How does pricing work at portfolio scale?
Assessment pricing scales down per roof with volume, and program clients get pre-negotiated rate structures for repair and project work — so you’re not re-bidding every leak in every city.
