Metal roofing: decades of life — living in the details.

A metal panel can outlast every membrane on this site. But the roof isn’t the panel — it’s ten thousand fasteners, every seam, and every penetration, and those age on a much shorter clock than the steel.

01 · The system

What metal roofing is — and how it works.

Commercial metal roofing splits into two families: standing seam, where concealed clips let panels float through thermal movement, and exposed-fastener (R-panel, corrugated), where thousands of gasketed screws hold the roof down — and every one is a future maintenance item.

Thermal cycling is the engine of metal roof aging: panels grow and shrink daily, backing fasteners out, working seams, and fatiguing sealants. The panels themselves? Often good for half a century. Managing metal means managing everything attached to it.

02 · Straight talk

Where metal roofing excels — and what to watch.

Where it excels

Panel longevity

Well-finished steel and aluminum panels routinely serve 40–60 years.

Snow and shed performance

Slope and slick surfaces shed water and snow — a Minnesota advantage.

Restoration economics

Fastener programs plus seam sealing plus coating restoration regularly beat replacement by 60–70%.

Recyclability

End-of-life panels have scrap value; tear-off economics differ from membrane roofs.

What to watch

Fastener back-out

Thermal cycling backs screws out and ages gaskets — the #1 exposed-fastener leak source, on a predictable schedule.

Seam separation

Standing seams and end laps work open under movement; early detection is a walk-and-probe, not a guess.

Edge and cut rust

Corrosion starts at cut edges, scratches, and dissimilar-metal contacts long before the field shows it.

Condensation confusion

Many ‘metal roof leaks’ are interior condensation — a diagnosis distinction that saves owners real money.

Infrared plays a different role on metal — there’s usually no absorbent insulation above deck to hold a signature. So we find water the way the system demands: tracing, testing, and honest diagnostics.

03 · The lifecycle

How we manage metal roofing — from baseline to replacement.

Baseline

A fastener, seam, and corrosion survey — plus leak tracing that distinguishes real leaks from condensation.

Maintain

LionCare runs fastener checks, sealant renewal, and drainage clearing on the thermal-cycling schedule metal actually lives on.

Repair

Fastener replacement programs, seam mechanical re-locks and sealing, panel repair, and rust remediation — matched to the system.

Restore

Metal is the best restoration candidate there is: acrylic and reinforced coating systems re-seal every fastener and seam in one pass.

Replace

When section loss or structural corrosion ends the road, replacement or retrofit — including recover options that skip tear-off entirely.

04 · Questions

Frequently asked questions.

What owners ask about metal roofing roofs.

My metal roof leaks at hundreds of screws. Is it done?

Almost never. A fastener program — oversized replacement screws with new gaskets — plus a reinforced coating over every fastener head routinely delivers 15–20 more warranted years at a fraction of replacement. It’s the strongest restoration math in roofing.

Can you infrared-scan a metal roof?

Metal’s construction usually doesn’t hold the thermal signature infrared reads — so we say so, and use the right tools instead: leak tracing, seam probing, and water testing. The diagnosis is just as definitive.

Is it a leak or condensation?

On metal buildings, a meaningful share of ‘roof leaks’ are interior condensation on cold panels. The fix is completely different — ventilation and vapor control, not roofing. We diagnose before anyone spends money on the wrong problem.

Evidence first

Own a metal roof? Count the details before they count.

Fasteners, seams, corrosion, condensation — one survey separates the 40-year panel from its 10-year details, and prices the difference.
