Mod-bit is asphalt engineering: two or more plies of rubber- or plastic-modified bitumen, granule-surfaced, tough enough for real rooftop traffic. When one layer takes damage, the ply beneath it is still a roof.

What modified bitumen is — and how it works.

Modified bitumen descends from built-up roofing: asphalt sheets modified with rubber (SBS) for flexibility or plastic (APP) for heat tolerance, installed in overlapping plies by torch, self-adhered membrane, or hot asphalt. The granule surface takes foot traffic and hail better than any single-ply.

Its failure modes are visible and gradual — granule loss, open laps, blisters — which makes mod-bit one of the most manageable systems on a real inspection schedule, and one of the most punishing to ignore.

Is modified bitumen outdated compared to TPO?

No — it’s a different tool. Mod-bit gives you redundancy and traffic tolerance single-plies can’t match; thermoplastics give you reflectivity and speed. Roof use decides, not fashion.

What do blisters on my mod-bit roof mean?

Something gaseous or wet is trapped between plies. Small, stable blisters get documented and watched; growing ones get cut and repaired before they split. The difference is measurable — which is why we photograph and measure every one.

Can a granule-bare mod-bit roof be saved?

Often, yes — if the plies are dry and sound underneath, a restoration coating re-armors the surface for a fraction of replacement. The moisture survey is what separates the save from the sunk cost.
