Why infrared matters on every system.

Building owners sometimes assume thermal scanning is a single-ply trick — something that works on a white TPO roof and nowhere else. It isn’t. An infrared camera has no idea what your membrane is made of or what it cost. It reads heat, and wet insulation stores heat the same way under every membrane chemistry ever invented. That makes infrared the one diagnostic that speaks every roofing language — with a few honest limits we’ll get to.

The physics doesn’t check the spec sheet

Here’s the whole mechanism: water has enormous thermal mass compared to dry insulation. Through a sunny day, wet insulation soaks up heat; after sunset, the dry areas of the roof cool quickly while the waterlogged areas keep radiating stored warmth for hours. Fly a thermal camera over the roof in that evening window and the wet areas glow — not because of the membrane above them, but because of the water inside them.

Nothing in that chain of physics asks whether the membrane is TPO, EPDM, asphalt, or foam. Which is why one scan methodology can baseline an entire mixed portfolio — and why we scan by default, whatever you own.

The ideal scan setup is a sunny day followed by a clear, calm evening — maximum heat loading, clean cool-down. It’s also why we fly at night: the roof does the talking after the sun stops shouting over it.

What the camera finds, system by system

TPO and PVC give the cleanest signatures: a smooth, uniform field where a warm anomaly stands out immediately — failed seams, punctures, and flashing leaks show up as crisp shapes you can map to the square foot. EPDM runs hotter overall (black rubber loads a lot of sun), but the differential between wet and dry still reads clearly on adhered systems, where seam and termination failures are the usual suspects.

Modified bitumen and built-up roofs are where infrared earns real money. Multiple plies let water travel far between the entry point and the interior leak, and probing by hand means guessing. The scan maps the true footprint of trapped moisture between plies — often revealing that a “small leak” is feeding a plume many times its size. Spray foam is a special case in the other direction: the insulation is the roof, so saturated foam pockets show precisely, and repairs can be surgical.

Metal asks for more honesty. Over open purlins with fiberglass below, there’s often no continuous insulation layer for water to saturate, so classic IR moisture mapping has less to find — there we lean on seam-by-seam inspection and moisture metering instead. But on insulated metal panel and metal-over-deck assemblies, thermal imaging still locates wet insulation and failing laps just fine.

When infrared is the wrong tool — and we’ll say so

A scan is only worth what its conditions allow. Ballasted EPDM — membrane under a layer of river rock — scatters the thermal signature; we’ll tell you a scan there is mostly theater. Inverted (IRMA) assemblies put the insulation above the membrane and outside the logic of the method. Recent rain, standing water, or heavy wind on scan night can all blur the data, which is why we schedule around weather instead of forcing a date. And on every system, an anomaly is a suspect, not a conviction — we verify with core samples and moisture meters before anyone spends money on the findings.

Why “every system” is the point for portfolio owners

If you manage one building, infrared tells you the truth about that roof. If you manage twenty — a TPO warehouse, two EPDM office buildings, a mod bit clinic, a metal shop — it does something more valuable: it puts every roof on one comparable scale. The same method, the same evidence format, the same definition of “wet” across the whole portfolio. That’s what turns roof budgeting from a loudest-complaint contest into a ranked capital plan, and it’s why our portfolio baselines start with the scan regardless of what’s on each building.

What this means for your next decision

Before you approve a major repair, a restoration, or a replacement on any system, the scan is the cheapest square footage you’ll ever buy — it routinely turns “replace it all” into “replace the part that’s actually wet.” Start with our infrared drone inspection, verify with a moisture survey where the findings warrant it, and make the decision with the map in front of you.

  • Infrared reads water, not membranes — the method works across TPO, PVC, EPDM, mod bit, BUR, SPF, and most metal assemblies.
  • Multi-ply roofs benefit most: the scan maps how far water traveled between plies, which hand-probing can’t.
  • Honest limits exist — ballasted and inverted assemblies scan poorly, and weather matters. A good contractor tells you before flying.
  • Every anomaly gets verified by core sample. The scan finds suspects; the cores convict.
